Coronation 1000-Home BtR Scheme Greenlit at Erskineville

One of Sydney’s biggest build-to-rent projects has been approved, clearing the way for Coronation Property to begin work on its Inner West site.

Greenlit by the City of Sydney, the $2.3-billion precinct at Erskineville will transform a 5ha former industrial site.

The scheme includes 1075 rental apartments—169 as affordable housing—with amenities including outdoor kitchens, barbecue areas and gardens, an outdoor cinema and bar, yoga studio, sauna, pool and workspaces.

The project, dubbed Erskineville Village, also includes the 7500sq m McPherson Park, tree-lined walkways, and ground-level retail and hospitality offerings.

The site, 4km from the CBD and next to the evolving hi-tech precincts of Alexandria and Waterloo, is among the largest remaining unencumbered parcels of land in the City of Sydney.

The vertically integrated developer acquired the site at 57 Ashmore Street for $315 million in June 2022 from Greenland Golden Horse, a joint venture between Greenland Australia and GH Australia.

Coronation revealed its plans for the site in May 2023.

Coronation plans to deliver the project across stages. Bates Smart and BVN will design the development after winning the city’s design excellence competition.

Coronation managing director Joe Nahas said Erskineville Village was an example of how Coronation transformed underutilised inner-city sites into large-scale, design-led, neighbourhoods to provide new housing, public space and amenities.

Coronation’s build-to-rental subsidiary Nation will operate the rental apartments.

The Erskineville precinct is expected to be completed by the final quarter of 2027.
