YourLand $800m Donnybrook Greenfield Project Under Way

The first sod has been turned on an $800-million masterplanned greenfield development in Melbourne’s growing northern corridor.

The first stage of infrastructure works for YourLand Developments’ Acclaim community at Donnybrook, 30km north of the Melbourne CBD, are now under way.

Civil contractor Bild Group is undertaking that work, paving the way for 1080 homes as well as community amenities and supporting infrastructure.

The project includes the delivery of new roads, upgraded intersections and essential civil works aimed at improving access, safety and connectivity across the wider Donnybrook area.

The masterplanned community will include a prep-to-year-12 government school, a shopping village, community centre, sports reserve, playgrounds and a network of open spaces.

Walking and cycling paths are planned throughout the estate.

YourLand head of development, communities Andrew Jones said the start of construction was a major step forward for the project and the broader precinct.

“Construction starting means we can now deliver the infrastructure that underpins a well-functioning community, from new roads and intersections through to essential services that benefit both future residents and the broader area,” he said.

Jones said the project would help unlock additional housing supply while ensuring the supporting infrastructure was delivered alongside population growth.

The development is backed by capital partner NTT Urban Development Australia, the local real estate investment arm of global technology services company NTT Group.

The Japanese conglomerate acquired the former dairy farm in 2021, paying $100 million.

Donnybrook’s population of 2100 in 2021 is forecast to top 25,000 residents by 2031 as new housing estates continue to reshape Melbourne’s outer north.

The Acclaim development is expected to house about 3240 residents and generate approximately 3700 jobs over the life of the project.
