Former Perth Hospital Site’s First Blocks Come to Market

The first blocks earmarked for apartments at the levelled site of the former Princess Margaret Hospital at Subiaco in Perth’s leafy inner west have come to market. 

DevelopmentWA, through agents Cushman & Wakefield, have launched Lots 1 and 2 of the site that is part of the 35ha Subi East urban renewal project.

That project also encompasses redevelopment of Western Australia’s former home of Australian football, Subiaco Oval.

The two lots are the initial tranche of six development-ready apartment plots at the site of the former children’s hospital, which most Perth people knew as PMH.

Being marketed as 1909 Subi East, after the year the former infirmary opened, the site will eventually accommodate 1000 homes across six towers.

Lot 1 is on busy Roberts Road at a 4226 sq m site with scope to build two apartment towers, one up to 17 storeys and another up to 11 storeys.

Lot 2 is on quieter Hamilton Street, on a 1841sq m site approved for one apartment tower up to 11 storeys.

Together, the two lots have a potential yield of about 300 apartments.

civil works were complete, “providing a walk-up start to development”.

On the final sitting day of WA parliament for 2025, Liberal shadow treasurer Sandra Brewer said the state Labor government’s focus on the massive Metronet public transport project had seen Subi East languish as a “dustbowl”.

This week, WA Planning and Lands Minister John Carey said the government was doing everything it could to release more land for housing.

“Once complete, [1909 Subi East] will provide about 1000 new homes across six apartment sites, including private, affordable and social housing,” he said.

Carey said the lots at at 1909 Subi East were close to transport links, entertainment areas, and high schools.

“The government is also retaining and refurbishing key buildings associated with the former Princess Margaret Hospital, including the boiler house and the old outpatient building,” he said.

Replaced in 2018 by a new children’s hospital at the nearby suburb of Nedlands, PMH was solemnly revered for decades as a place where young Western Australians struggled and were brave. Materials from PMH will feature in the public realm at 1909 Subi East and a memorial garden will be built as a quiet place for reflection.
