Greenfield Wollert Site near Megaproject Hub on Block

A parcel of land that could yield 320 home sites near Australia’s largest intermodal logistics hub has come to market.

Core Land has launched an expressions-of-interest campaign for the 15.64ha site at 40 and 60A Bodycoats Road, Wollert.

The site is within the approved Wollert Precinct Structure Plan and would deliver housing in one of Melbourne’s fastest-growing suburbs, 25km north of the Melbourne CBD.

Core Land director Kane Malcomson said ready-to-develop opportunities within the established Wollert market had become scarce.

The site is near the Hume Freeway, the planned Outer Metropolitan Ring Road and major infrastructure, including the Beveridge Intermodal Freight Terminal.

Construction of the $1.62-billion Beveridge Intermodal Precinct began in December 2025—site preparation is under way and main works are scheduled to begin in the first half of this year.

The Beveridge Intermodal Terminal will serve as the Melbourne hub for the $31.4-billion Inland Rail freight project connecting the Victorian capital and Brisbane.

The 900ha project will become Australia’s largest intermodal logistics hub when Stage 1 operations begin in mid-2028, creating more than 17,000 jobs and generating $14 billion in economic uplift across Victoria.

Malcomson said as the site was between established premium housing estates, significant infrastructure projects and large employment hubs positioned it for strong market interest.

Wollert recorded a median vacant land price of $360,000 in the final quarter of 2024—an annual growth of 26.32 per cent. The suburb is now home to 45 active residential estates as developers release stages across multiple projects.

Major development activity in the precinct includes property group Jinding advancing The Patch masterplanned community and Oreana Group beginning construction on the $32-million Linfield Place shopping centre.

Core Land has transacted more than $3 billion in development sites during the past two years through its advisory and acquisitions division.

The expressions-of-interest campaign is due to close on March 10.
