Stockland’s Birtinya Central Town Centre Waved Ahead

Stockland has won approval for its refreshed masterplan for the future Birtinya Central mixed-use town centre on Queensland’s Sunshine Coast.

The 28ha precinct is planned to deliver up to 2600 homes alongside retail, commercial, entertainment and community uses within the rapidly growing health and lifestyle corridor surrounding the Sunshine Coast University Hospital.

The revised scheme includes more than $350 million in transport and community infrastructure investment across the wider Birtinya precinct and is poised to become a major employment and activity hub for the region.

Within the broader 140ha Birtinya and Lake Kawana precinct, the project will be directly connected to Brisbane through the proposed The Wave public transport project, which would bring heavy rail services to the area. The site is 94m north of the Brisbane CBD.

The updated masterplan is a significant departure from earlier proposals with a 60-per-cent-plus increase in public open space and a redesign to improve walkability and connectivity.

A central green spine linking the future train station to a cable-stay bridge, nearby beaches and the Kawana Sports Precinct form the backbone of the development’s public realm strategy.

Stockland development director Matt Patullo said the approval established the framework for a new urban centre designed around public space, water and landscape connections.

He said the project had been refined to prioritise people-focused design and align with long-term regional planning linked to the Brisbane 2032 Olympic and Paralympic Games.

The masterplan also expands the non-residential footprint surrounding the existing Stockland Birtinya Shopping Centre, with the precinct expected to support employment growth tied to the adjacent health and education sectors.

Civil construction at Birtinya Central is expected to begin from late 2027, subject to further approvals, and the first residents and commercial tenants are expected from 2029. 

The Temporary Local Planning Instrument facilitating the revised masterplan came into effect on April 13 2026.
