Boutique Plans Pump Up Kangaroo Point Pipeline

Brisbane developer SIG Property Group has filed plans for a boutique eight-storey residential building at inner-city Kangaroo Point.

The proposed development is slated for an amalgamated 963sqm site at 28 and 34 Bell Street, replacing two houses with 18 high-end apartments.

Overall, the scheme comprises a mix of three-bedroom and three-bedroom-plus-multipurpose-room configurations capped by a communal recreation rooftop terrace.

Parking space for 37 cars would be provided across the ground and a single basement level.

“The architectural aspirations for the proposal are focused towards providing a vibrant and contemporary residential building which still retains a human scale,” a submitted planning report said. 

Within the Kangaroo Point South Neighbourhood Plan’s River Terrace Precinct, the proposal seeks to capitalise on its proximity to the CBD, parklands, and transport infrastructure. 

According to the report, while the eight-storey height exceeds the precinct’s prescribed five-storey height limit, it aligns with the evolving, high-density character of the immediate area, which includes proposed and approved mixed-use buildings up to 14 storeys.

 “The proposal represents an efficient use of underutilised urban land and contributes positively toward increasing housing supply in an area identified as appropriate for higher density residential growth,” it said.

“Reasonable community expectations for building height are established not just by the relevant Performance Outcomes and Acceptable Outcomes of a Neighbourhood Plan but also by way of existing and approved developments in Kangaroo Point south—with particular regard to new apartment buildings along both Main Street and River Terrace.”

The application also noted that “the proposed development generally aligns with the intent of Council’s Housing Supply Action Plan through the delivery of additional residential dwellings within a highly accessible inner-city location”.

Designed by HAL Architects, the proposed development prioritises natural ventilation, deep planting boundaries and facade articulation to mitigate its visual presence and protect local amenity.

“Fine level elevation detailing and screening techniques maintain privacy for future residents and neighbours, contribute to improved façade articulation and create desirable three-dimensional shading effects,” the documents said.

Meanwhile, Kangaroo Point’s apartment pipeline is still on the rise, with a 23-storey tower proposal lodged last month.

Earmarked for an amalgamated 1222sq m site at 212-220 Shafston Avenue, it would deliver 84 one, two and three-bedroom apartments, replacing two ageing, brick walk-up blocks of flats.

The proposal has been lodged by Aplus Design Group, led by Kaichi Leung who is also the listed director of Sydney-based Alton Property Group.
