Azure Puts Foot on Southport Site, Plots Luxury Homes

Azure is planning a luxury housing estate for the final residential development site in the Gold Coast Health and Knowledge Precinct.

Brisbane developer settled on the 1.7ha site at 1 Clarke Street, Southport, this quarter. 

Planned are 100 luxury terraced homes for the site in the growing suburb.

The site within the precinct, a 200ha multi-disciplinary research complex, was one of the final residential opportunities within Lumina, a purpose-built innovation area within the enclave.

Azure bought the site from Economic Development Queensland, which sought offers for the final remaining residential development site in the Parkland Priority Development Area in October 2025.

It is zoned for residential use, with potential for a range of development outcomes and development approval for 878 units and ground-floor retail over four buildings.

According to an Azure spokesperson, its focus is on delivering “considered, medium-density communities rather than maximising yield”. 

The decision to deliver 100 homes reflects “a deliberate approach to scale, amenity, and long-term liveability.”

This means they are able to prioritise open space, landscaping, resident amenity, and a more curated community environment, the spokesperson said.

Planning and design is now under way for Azure’s planned terrace community of one, two and three-bedroom homes.

Azure expects to launch sales in the second half of this year.

Azure founder Trent Keirnan said Southport was rapidly emerging as a “true CBD” underpinned by health and education. 

“There is a clear appetite for design-led living in vibrant, connected locations like Southport, and this site enables us to respond to that demand in a thoughtful way,” Keirnan said.

Azure has also announced it has begun construction of its $189-million gated community at Rothwell in the City of Moreton Bay. 

Its in-house builders Azure Build are managing the construction.

The community, 40km north of Brisbane CBD, will comprise 240 terrace homes.  The first tranche, of 155 homes, has already sold. 

“We decided to manage the build internally, as it allows us to maintain tighter control over every aspect, meaning we can face industry challenges head-on and deliver this project on time to the high standard we are known for,” Keirnan said.

The project, at 499-507 Anzac Avenue, is near the Rothwell train station and 15 minutes by road from Redcliffe beach.
