Mirvac Breaks Ground at Base of Perth’s Darling Scarp

The first stage of a $412-million masterplanned estate by Mirvac at the base of Perth’s Darling Escarpment had sold out before the first sod was turned just before Easter.

The 84ha Darling Bullsbrook estate, where ground has now been broken, will include about 1200 new homes 45 minutes’ drive north-east of the Perth CBD.

Mirvac development director WA David Parsons said Stage 1 of the estate had sold out, with the next land release scheduled for the middle of this year.

He said Mirvac had integrated sustainability, environmental management and local identity into its planning for the project, which is bisected by a creek called Nambad Brook.

“Our approach prioritises the protection of Nambad Brook and developing a greening guideline for private and public spaces, positioning the project as an industry leading example in creating a greener, more liveable community,” he said.

“Lessons from our successful Henley Brook community show that delivering open space early—such as parks, playgrounds and community gathering places—helps establish a strong sense of place.

“We’ve also consulted with local Indigenous groups to ensure heritage is thoughtfully woven into the design of public and open spaces, creating places where people can connect and spend time outdoors.”

Darling Bullsbrook will include a café, three landscaped parks, walking trails and connected streets to promote a walkable community.

The City of Swan, in which the development is located, is forecast to expand from about 180,000 residents today to nearly 300,000 by 2050.

Darling Bullsbrook borders the Kingsford town centre that includes a Woolworths supermarket, food and beverage retailers, health services and specialty stores.

A primary school and sports fields are planned nearby.
