Lewis Land Harbour Shores Stage 3 Approval, Gold Coast, Biggera Waters

Lewis Land Group’s $1.5-billion decade-long development odyssey Harbour Shores—one of the Gold Coast’s largest infill projects—has been given the green light for its third stage.

It will comprise a single seven-storey building accommodating 91 apartments designed by BDA Architecture.

The latest approval forms part of a broader 16-stage masterplan across two interconnected canal-front precincts spanning 15.7ha along Oxley Drive, next to the Harbourtown Premium Outlets shopping complex at Biggera Waters, which was developed by Lewis Land in 1999.

Overall, the project will deliver more than 30 buildings comprising 2000-plus homes as well as communal open space and parklands, a waterfront boardwalk, private marina berths, retail and commercial spaces.

Construction is under way on Stage 1 of the Harbour Shores development, which includes the primary internal driveway, 149 units, a central feature park, sales office, shop and a community title subdivision.

According to the documents, stage 3 will occupy a 3831sq m lot “set amongst lush landscaping and recreation space” within the masterplan precinct.

“This approval represents another key milestone in delivering the long-term vision for Harbour Shores, which is set to become one of the Gold Coast’s leading infill master planned communities,” Zone Planning Group, which prepared the town planning report for the application, posted on Linkedin.

The latest stage will provide a mix of  24 one-bedroom, 39 two-bedroom and 28 three-bedroom apartments, with 14 units occupying each level.

Its limited site cover of just 44 per cent “allows for the establishment of extensive landscaping areas”, the application said.

As well, it will share 6214sq m of communal recreation space approved as part of Stage 1 for the exclusive use of residents of the masterplanned development—including a resort-style lagoon pool, clubhouse, gym, tennis court and pocket park.

“Harbour Shores is intended to develop as a resort-style gated community comprising a mix of townhouse and apartment product set amongst expansive landscape and recreational spaces,” the documents said.

A total of 162 resident and 12 visitor carparking spaces will be provided at basement and ground level as part of Stage 3.
