Bingara Gorge Golf Course Sale Signals Masterplan Maturity

“We see Bingara Gorge as a stepping stone between the city and the country—that’s part of the appeal of the Wollondilly region.” It was that position between urban expansion and semi-rural lifestyle that attracted Metro Property Development to the Bingara Gorge masterplanned community from the outset, project director Jeff Atkinson said. The residential developer bought up one of south-west Sydney’s most well-established masterplanned communities from Lendlease in 2021, as well as the golf course anchoring the fairways-fronting homes. Now, that vision is entering a new chapter with Metro Property Development confirming the sale of the Bingara Gorge Golf Course to Golf NSW. The move formalises a new custodianship of one of the precinct’s defining assets and further cements Wilton’s emergence as a premier golf and lifestyle destination. Spanning 90ha, the 18-hole, par-72 championship course—designed by renowned golfer Graham Marsh—has been a cornerstone of the Bingara Gorge masterplan since inception. Atkinson said the transaction reflects a deliberate, long-term strategy to align specialist operators with key community assets. “We bought Bingara Gorge in 2021 off Lendlease, which had been working on the project for 15 to 20 years,” Atkinson said. “It was purchased in two parts—the land subdivision and the golf course—but we acquired them concurrently.” ▲ Atkinson said developing the right kind of amenities ensured active and engaged communities. The decision to divest the course to Golf NSW followed a carefully managed engagement process aimed at securing the right long-term custodian. “Selling the golf course was about finding the right partner—it’s something we’ve been working towards for a couple of years,” he says. “It’s a substantial asset, so people need time to do their due diligence and get comfortable with the opportunity.” Metro has been working closely with Golf NSW over the past 12 to 18 months to transition the asset, ensuring operational continuity and a shared vision for its next phase. For Metro, the golf course has always been more than an amenity. “The golf course is a foundational component of the masterplan—it’s like the anchor tenant in a shopping centre,” Atkinson said. The sale includes the full 18 holes and associated golf infrastructure, including two new golf bridges that Metro will deliver as part of the agreement. Construction is expected to commence mid-2026, with completion anticipated by mid-2027. Beyond the transaction itself, Golf NSW has outlined plans to establish a deeper operational footprint within Bingara Gorge, including an administration office, high-performance training facilities and event operations within the clubhouse and pro shop precinct adjacent to the future hotel and The Wilton Country Club on The Irons Drive. That integration is expected to position the precinct as a hub for tournaments, corporate golf events and player development, further elevating Wilton’s profile within the state’s sporting landscape. ▲ Metro is also developing a new town centre and townhomes project at Rochedale, called Citrine. For Metro, the shift in ownership does not alter the course’s role within the broader community and the announcement lands amid significant progress across the wider Bingara Gorge masterplan, which Atkinson says is now well advanced. “Bingara Gorge itself is an 1800-lot subdivision, and we’ve got about 250 lots left,” he said. “We’re significantly through it.” The masterplan incorporates more than 200ha of open space, a national park backdrop, the Pulse Fitness Club, a future Coles-anchored shopping centre, and The Wilton precinct, which is due to open in the coming weeks, featuring a boutique hotel, new playgrounds and the restoration of Condell Park Homestead. For Atkinson, the long-term appeal of the project is its hybrid lifestyle positioning. “It’s about creating a place where people can enjoy nature, with parks, open space and environmental lands,” he said. As Wilton continues to evolve into one of New South Wales’ fastest-growing corridors, Metro is already looking ahead to future opportunities. “We see the southwest region of Sydney as a real key driver for the growth of Sydney,” Atkinson said. “We’re actively looking for opportunities within the Sydney region.” In a market defined by constrained land supply and rising demand for masterplanned communities, Bingara Gorge’s latest transition underscores South West Sydney’s growth as a major urban frontier.
